Theta Villas is a family-run holiday rental business with properties in two of the Mediterranean's most beautiful destinations — Sani Resort in Halkidiki, Greece, and Larnaca on the coast of Cyprus.
We're a Greek family with roots in both Greece and the UK. Our properties aren't investment vehicles managed by a faceless company — they're family homes that we've carefully renovated, personally maintained, and opened up for guests to enjoy the same experiences we've loved for years.
Our Sani villa has been in the family since 2009, originally as a private summer home on the Kassandra Peninsula. Over the years, friends and family who stayed kept telling us it was too good to keep to ourselves. About five or six years ago, we started welcoming guests — and the response was overwhelming. People kept coming back year after year, and word of mouth did the rest.
In 2021 we added a second property — a modern apartment in Larnaca, Cyprus — and began renting it out two years later, giving our guests access to the beautiful island of Cyprus as well.
Both properties have been newly renovated to a high standard, blending modern comfort with the character and warmth of a genuine family home. Our goal has always been simple: offer beautiful properties, in prime locations, with the kind of personal service that hotels and booking platforms can't match.
Odysseas oversees all operations at the Sani villa — from guest welcomes and check-ins to property maintenance and local recommendations. He's your point of contact for everything Sani.
Leyla manages the Larnaca apartment, handling guest communications, bookings, and making sure everything is perfect for your arrival in Cyprus. She knows Larnaca inside out.
